JOB SUMMARY

Plans, implements, coordinates and manages all mechanical operations, maintenance, communications, energy management, and manpower development programs for a facility, campus or portfolio of buildings.

Typically supports a multi-property portfolio with multiple owners.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Manages all facets of inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental compliance, accessibility compliance, acquisition and third party surveys.

Supervises and reviews all technical operations to include system air balancing reports, boiler, chiller and cooling tower performance testing; mechanical and electrical system noise and vibration control, tenant work orders, CFC chiller replacement and conversions.

Develops and provides for ongoing improvement of preventive maintenance and engineering procedures, hazardous materials communications plan, indoor air quality programs, preventive maintenance programs, budget operating costs estimates and comparisons.

Oversees implementation of programs to ensure compliance with life safety programs and procedures, domestic water quality control and water treatment programs to include environmental and safety compliance.

Designs and develops construction management including HVAC system comparisons and make appropriate recommendations to include HVAC systems and start up monitoring.

Assist with due diligence and building evaluations for possible acquisitions or development projects.

Evaluates and recommends building automation, energy management and automatic temperature control systems.

Perform value-engineering studies and evaluate contractor qualifications and recommendations. Performs other duties as assigned.

Provide thorough and accurate feedback on all Engineering related reports.

SUPERVISORY RESPONSIBILITIES

Provides formal supervision to individual employees within single functional or operational area.

Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.

Effectively recommends same for direct reports to next level management for review and approval.

Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff.

Mentors and coaches team members to further develop competencies.

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from four-year college or university and a minimum of seven years experience and/or training.

Or equivalent combination of education and experience.

Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations. One or more of the following preferred:

Local Operating Engineer's License or Trade License, Systems Maintenance Administrator (SMA), Real Property Administrator (RPA) Proficient computer skills; familiar with energy Management System (EMS) programming and fire alarm systems.

Preferred experience to include previous Mechanical or Electrical design work for commercial buildings.

Knowledge of Critical Systems (large UPS, Generators, CRAC’s) in support of data centers and required redundancy (N, N+1, 2N, etc)

Experience managing or working with all union trades is preferred.

Working knowledge required of RFP process, working with vendors on supplier contracts.

CERTIFICATES and/or LICENSES

Universal CFC certification preferred. Additional certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair.

Certifications/licenses as may be required by local or state jurisdictions.

Ability to comprehend, analyze, and interpret the most complex business documents.

Ability to respond effectively to the most sensitive issues.

Ability to write reports, manuals, speeches and articles using distinctive style.

Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups.

Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles.

Ability to calculate complex figures.

Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations.

Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment.

Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

OTHER SKILLS and ABILITIES

Excellent skills with Microsoft Office Suite(i.e. Excel Pivot Tables), Outlook, and intranet/internet.

Ability to use work order system.

Working knowledge of asset management, property management, leasing, disposition, and construction.
