Job Description – VP of Renovation Operations

Reports to: Sr. Vice President, PCL

Your potential role w/ our company:

Directs and leads personnel, renovation and maintenance projects and activities for an assigned portfolio or properties within an assigned geographic area to ensure the properties meet the Company’s safety, appearance, and operational standards within established budget guidelines.

Ability to create, administer, and enforce policy and procedures consistently and effectively to all personnel

Participate in the development of annual goals and projects for the portfolio of properties, and prepare maintenance budget(s) to support capital projects and planned renovations

Oversee the portfolio’s capital projects and renovations budget by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the Regional management team and others to discuss financial resource needs and issues

Supervise specific renovations, property improvements, and capital projects by developing scope-of-work documents, soliciting contractor bids, selecting and managing contractors, inspecting work progress, and coordinating the daily work to minimize disruption to the residents and team members at the properties

Coordinate work activities and liaison with vendors, consultants, and other contractors as needed by researching and communicating ongoing work status to provide direction to consultants, processing invoices, contracts, and other statements of work, and ensuring open communication between consultants and Company project team members

Resolve and address problems, issues, and concerns that create project and work delays by gathering and reviewing information, formulating alternative plans and actions, communicating and addressing conflicts with contractors and vendors, and following up with site-level managers and Regional management

Assist in staffing and hiring the renovation / construction teams at the properties by interviewing, orienting, and training team members, and supporting the site managers in overseeing the day-to-day operation of the service and maintenance activities performed at the properties

Complete various financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary

Required Education and Experience:

Undergraduate degree in Business, Real Estate, Construction Management, or related field and/or equivalent experience is preferred. Candidates may be required to hold a current General Contractor’s or other license and certifications.

  • 10 years of experience in construction or apartment industry or related industry.

  • Thorough understanding of construction, municipality relations, plan reading and the permitting process and procedures.

  • Have managed a large team of professionals for 5 years in multiple states or locations

Preferred Knowledge, Skills and Ability:

  • Very familiar with Microsoft Suite: excel, work, power point, outlook

  • Knowledge of Yardi Software

  • Excellent written and verbal communication skills
