DNV GL Real Estate Management - Facility Management Operation in Høvik, Norway
Real Estate Management and Procurement (REMP) is a separate global function under the GSS umbrella. We are divided in 9 regions. Region Nordics is the largest with some 3.000 employees as well as hosting the DNVGL Main office/Group center at our Høvik campus. Our main task is to deliver all Real Estate and Procurement services in our region.
The Real Estate Management Specialist – Facility Management Operations position is responsible for supporting the operational needs for the Real Estate delivery in the region, accounting and budgeting, budget monitoring and spend. Main responsibilities will include developing customized operational real estate strategy and analyses that includes budgeting and budget reporting, cost models and other cost analyses as assigned, real estate procurement savings calculations, spend analysis. This is a key support position for the Regional Manager, and the REM FM Operations position will also be involved directly with internal company clients as well as external suppliers.
The successful candidate must be able to demonstrate core competencies in the following areas:
Database/Information Management and Integrity
Maintains and updates existing databases with an overall goal of achieving data quality and accuracy,
Responsible for all areas of database information including inventory, classification and ownership, lease properties, lease comparable, tenant information, proposals and related information (taxes, tax id numbers),
In order to achieve data completeness, required to conduct phone/net based surveys (questback etc.), attend specialty meetings and stay in constant communication with all offices in the Nordic region,
Participates in establishing procedures for acquiring, entering and verifying real estate data related to properties, vacancy’s, utilization of properties, cost analysis, etc,
Maintains the market data integrity used in the research function, which includes completing data collection, data input/verification and review, by CBRE and future tools introduced,
Responsible for addressing issues of data quality and will maintain a policy of data security both within and outside the office,
Responsible for understanding all company tools related to the REMP function and financial reporting structure,
Participate in presentations and preparation of responses to RFIs, RFQs, and RFPs for Technical procurement,
Maintains positive relationships with team and clients to ensure high level of satisfaction,
Assist with the implementation of systems, controls, policies and procedures related to Real Estate Management to support growth and expansion of the REMP Nordics team,
Timely delivery of reporting and projects.
Real Estate Management Tasks
Lease preparation, cost modeling and contracting,
Accounting, Budgeting, budget monitoring and reporting (P/L, forecasting, analysis, etc.),
Financial RE modelling, ROI, Yield calculations, NPV, cash flow modelling etc,
REM Cost analysis and market and trends,
Conduct analysis of leased and owned property portfolios, including input of information and development of strategic recommendations based on portfolio information,
Preparation and communication of monthly reports to global Real Estate Management,
Participate in space management of all locations according to business needs and internal guidelines,
Participate in the assessment and planning of the yearly real estate budget for all locations,
Management and controlling of the local service providers in all day to day operations of the locations, incl. catering, cleaning and security,
Participate in the preparation and implementation of risk assessments and audits for the locations coordinated by local HR/HSE while ensuring full compliance with local laws and regulations,
REM Project management.
REM FM Operations – Proprietary tasks
Day to day strategic operations in Region Nordics,
Day to day management of Operational aspects of FM delivery and Delivery model,
Regional Operational support,
Construction and building management,
Hard and Soft FM,
Internal and External maintenance of building mass,
Space management strategy, workplace management,
Risk management, building security,
Customer complaints management,
Customer Service Level Agreement Surveys,
Design manual and furniture.
The successful candidate will possess the following required degrees and competencies:
Master/Bachelor’s degree in Real Estate Management, Finance, Economics, Business Administration, MBA preferred,
Previous experience with financial analysis and modeling within Real Estate and/or Procurement,
Advanced knowledge of Microsoft Office; particularly Excel, Publisher and PowerPoint. Knowledge of Oracle Finance and iProcure is a plus,
Strong analytical understanding, writing and communication skills,
Superior skills in financial modeling, analyses, accounting and presentation,
Proven ability to deliver results,
Self-driven and solution oriented, can do personality,
Strong organizational and multi-tasking skills,
